New Build Roofing

Roofing for new homes, additions and garages, coordinated with your builder and schedule.

New construction depends on trades arriving when they say they will. We coordinate with your builder or site supervisor, confirm the material selection in advance, and install to manufacturer specifications and the BC Building Code.

Working with builders and owner-builders

We work with general contractors, site supervisors and homeowners managing their own builds. We confirm the roof plans, materials and colours in writing before the job, agree on a start date that fits your schedule, and keep you updated if weather moves it. One contact person on our side knows your project from start to finish.

Planning the roof early

The best time to involve a roofer is before framing is finished. Valleys, ventilation, skylights, chimneys and the places where walls meet the roof are far easier to get right on paper than to correct later. We review the plans with you and point out details that commonly cause leaks or ventilation problems on the coast.

Built to code and to the manufacturer's instructions

Every installation follows the BC Building Code and the shingle manufacturer's instructions, including the required underlayment, protection at the eaves and valleys, flashing and attic ventilation. Following the manufacturer's instructions is also what keeps the material warranty valid for the future owner of the home.

What we settle with you before we start

  • The roof plans, pitch and any changes made during framing
  • The shingle line and colour, confirmed in writing
  • Where plumbing vents, exhaust fans and other penetrations will go, and who installs them
  • Skylights, chimneys and any roof-mounted equipment
  • Gutters, downspouts and how water will leave the roof
  • Permit and inspection timing, and who books each inspection

Settling these early prevents the most common delays on a new build: a vent cut through a finished roof, a skylight that arrives after the shingles, or an inspection booked before the work is ready.

Scheduling around the build

Roofing usually follows framing and roof sheathing, so the building can be closed in and other trades can work inside. We order materials ahead so they are on site when you need them, coordinate plumbing vents and other roof penetrations with the trades installing them, and work with your inspection schedule.

Additions, garages and outbuildings

For additions, we tie the new roof into the existing one so the joint stays watertight, and we match the existing shingles as closely as current products allow. We also roof detached garages, workshops, carports and other outbuildings.

Paperwork at the end

When the roof is finished, you receive photographs of the work, the material details and the warranty documents, ready for your occupancy file or the new owner.

Questions about new build roofing

When should a roofer be brought into a new build?

Early, ideally before framing is finished, so the roofing system, ventilation and flashing details are planned with the design rather than worked around later.
